This is how I'm reading your situation: your TFL is tight, forcing the iliotibial band to grind on the lateral epicondyle, because the attachment is weak (that's why you hear the popping and feel the grinding). Your surrounding muscles (glutes, adducters, abducters, quads, hamstrings) aren't strong enough, placing too much work on the TFL and other hip flexors. Do some SQUATZ and hit some of those stretches, you should be fine.
