Very! There is alot of differences between "pest" rats and "pet" rats.
I myself, am terrified of wild rats and just like everything in the wild, can carry rabies and other diseases.
Think about it like this, there's a big difference between domesticated dogs and wild dogs. Pigs, prarie dogs, sugar gliders, etc...make good pets and are all wild animals untill they are domesticated. Hence the reason why pets rats are known as "fancy" rats.
I let guests play and hold my girls so that they can see the difference bettwen a wild and fancy rat.
If you're worried about diseases, the popular pets carry diseases that humans can contract. You can get certain strands of pneumonias from cats and eye infections from dogs...not so much from fancy rats.
